We offer competitive prices. For example, the costs below are for us providing you with plans suitable for planning and building warrant applications, submitting them on your behalf and dealing with the local authority.

Each project is unique, and we will be able to provide an accurate fee quote once we have discussed your project requirements. We will provide you with an average cost of our services at an early stage, which we will then formalise once we have listened to your needs and reviewed your project with you.
We will provide you with a full, written quotation before any work is commenced, and a description of what services we will be providing, clearly explained in writing as part of our fee proposal.
We offer fixed fee quotes, with no hidden costs. We will only charge more if you add services or change your requirements. We will never charge you unless you are advised, and only because we are carrying out more work for you.
If you are extending or altering your home or property, there is likely to be a requirement for the assistance of a structural engineer. We can coordinate this or any other additional consultants for you, and we will ensure that they provide you with a fee quotation and explanation of their services, prior to them commencing any work. A structural engineer may charge between £2,000 and £4,000 for their services, depending on the level of service required.
You may also be seeking building warrant or planning approval from the local authority, and these costs are to be paid by you directly to them at the appropriate stage. For example, a planning application for a home extension will be £300, and a building warrant for the same project, (of a build cost no more than £70,000) would be £965.
Accurate quotes will be given to you in writing prior to any works commence. The above is a guide only.

Who is a domestic client? A domestic client is anyone who has construction work carried out for them that is not done in connection with a business – usually work done on their own home or the home of a family member.
Such duties for domestic clients normally pass to:
If a domestic client has appointed an architect (or other designer) on a project involving more than one contractor, they can ask them to manage the project and take on the client duties instead of the principal contractor.
The designer then takes on the responsibilities of principal designer and must have a written agreement with the domestic client, confirming they have agreed (as principal designer) to take on the client duties as well as their own responsibilities.
Any designer in charge of coordinating and managing a project is assumed to be the principal designer. However, if they do not have a written agreement with the domestic client to confirm they are taking on the client duties, those duties automatically pass to the principal contractor.

There are certain types of development that don't need planning permission known as 'permitted development'. They are mostly small scale works.
PDR refer to forms of development which are granted planning permission by legislation, meaning they can be carried out without a planning application. PDR are contained within the Town and Country Planning (General Permitted Development) (Scotland) Order 1992 ("the GPDO").
Not all work needs planning permission, there are certain works that are classed as permitted development. Even if your project is 'permitted; and does not require planning, it is recommended to seek a Certificate of Lawfulness.
It is almost certain that you will require a building warrant - this is a separate approval not affected by PDR.
The Town and Country Planning (Use Classes) (Scotland) Order 1997 groups together certain similar types of uses of land or buildings into classes. Where a building or land is used for a purpose in a particular class, using it for any other purpose in the same class would not need planning permission (depending on any restrictions regarding changes of use in a current planning permission for the property, or physical changes required to the property that would need planning permission).
If a change in the use of a building or land would mean that it fell outwith the class of use that the building or land is currently under, then planning permission may be required. This could be because of the impact on local amenity, for example traffic generation or noise.
